Consistent top answers:
Legal basement suite (with separate entrance): “This is the one that pays back most reliably right now. Buyers are doing the rental income math in their head during viewings. A legal suite adds $80,000–$120,000 to offer prices in most GTA markets.”
Updated kitchen (not luxury, just not original): “A dated kitchen — original 1990s oak cabinets, laminate counters — discounts the buyer pool significantly. A clean, functional updated kitchen removes that friction. $60,000 kitchen gets you $50,000–$75,000 back in most markets.”
Waterproofing documentation: “Counterintuitively, a professionally documented and warrantied waterproofing job often adds more value than an undocumented one. Buyers are scared of water. A warranty certificate from a real company removes the fear.”
Curb appeal (interlock, painted exterior): “First impressions drive offer prices. We can see it in the offer numbers — same house, one with interlock driveway and fresh exterior gets 3–5% more and attracts more competing offers.”
What doesn’t reliably pay back:
- Luxury primary ensuites in non-luxury neighbourhoods
- Swimming pools
- Very high-end kitchen in a neighbourhood where similar homes are selling at entry-level prices
