The Junction and Junction Triangle are two of Toronto’s most interesting renovation markets — distinct characters, active investment, and growing desirability.
The Junction (West Toronto):
The Junction (around Dundas West between Runnymede and Keele) has transformed dramatically since its revitalization in the 2000s-2010s. Independent restaurants, boutiques, and a strong community culture attract young families who then invest heavily in renovation.
Housing stock: Post-war semi-detached and detached, with some Victorian-era homes at the older end. The renovation market is active and growing.
Common projects: Full kitchen and bath renovations ($60,000–$150,000), basement income suites ($55,000–$85,000), open-plan main floor conversions.
The Junction Triangle:
Industrial loft conversions, workers’ cottages, and newer infill. More eclectic stock. Renovation often involves adapting former industrial spaces for residential use — high ceilings, exposed brick and steel.
Market pricing:
Both areas are mid-to-upper mid-market: below Forest Hill and Rosedale, above East York and Scarborough. Renovation ROI is strong because both areas have been appreciating.
Permit notes:
City of Toronto Building Services for both. Some Junction Triangle properties have former industrial zoning considerations — verify before planning. Standard permits: 15–25 business days.
