Our 1955 Etobicoke bungalow had an original steel door that was leaking air badly and a concrete porch with extensive spalling. We tackled both together.
Door replacement:
- Removed original steel door and frame (full frame-out)
- Installed Therma-Tru Smooth-Star fibreglass door, 36-inch, with sidelight and transom
- New Schlage Camelot handleset + Encode deadbolt
- New frame and brick mould, caulked and painted
Door cost: $3,840 installed (door supply + full frame-out + hardware)
Porch repair:
- Original concrete porch: 6x8 ft, spalling on surface and step edges
- Concrete contractor: resurfacing was impractical due to the spalling depth
- Demolished original porch (jackhammer + haul-away)
- New poured concrete porch with exposed aggregate finish
- New interlock step with steel post anchors
Porch cost: $4,200 (demo, pour, step)
Before the work, we also:
- Replaced original porch light with Kichler LED wall lantern: $280 installed
- Re-caulked entire door frame and window trim: $140
Total: $8,460
Agent who sold us the house stopped by a few months later and said the entrance “looks like a completely different house.” The fibreglass door with the transom and sidelight panel transformed the character of the facade.
