Ensuite:

Basement bath:
- Basic Moen single-handle: $185 installed
- Kohler compact elongated toilet: $390 installed
Total fixture cost: $4,215 installed (everything except the basement bath was done by the same plumber in 2 days)
Agent feedback after showings:
The matte black kitchen faucet got the most comments — buyers specifically mentioned it. The comfort-height toilets in the main bath and ensuite were noticed by older buyers (“finally a toilet that’s the right height”). The TOTO in the ensuite got zero comments — buyers expected quality at that price point.
Net result: Listed at $899K, sold at $928K. Agent estimated the fixture upgrades and cabinet painting together added $25K to $35K in appeal at a cost of $8,100.
