Have a stressful situation and hoping someone here has experience with this.
We’re about 6 weeks into a major kitchen + main floor renovation. The contractor is good, work is going well, permits are in place. BUT we just got a letter from our insurer saying they need to inspect the property before continuing coverage because we failed to notify them of the renovation.
Apparently our policy has a clause that major structural renovations require notification (this one involves removing a load-bearing wall). We didn’t know about this and neither did our contractor remind us.
Questions:
- Has anyone been through a mid-renovation insurance notification issue? What happened?
- Did you have coverage suspended, and if so, what was the gap period?
- Did you have to get a separate builder’s risk policy? What did that cost?
We’ve called our broker and they’re saying coverage continues pending the inspection, but we’re nervous. The structural work is complete and the ESA rough-in inspection is passed. We’re basically at drywalling now.
Any experience with this appreciated.
