We bought a 1975 Scarborough bungalow with original popcorn ceilings throughout. Before removing them, we had to deal with the asbestos question. Sharing the full process.
Testing:
Called a certified industrial hygienist to take samples — three samples at $280 total. Results came back in 48 hours: positive for chrysotile asbestos in two of three samples. Approximately 1.5% chrysotile by composition.
That triggered abatement requirements:
Ontario Regulation 278/05 applies. Licensed abatement contractor required. Air clearance certificate required after abatement.
Abatement quotes (main floor + upstairs, approx 1,400 sq ft of popcorn ceiling):
- Abatement contractor A: $9,200
- Abatement contractor B: $7,800
- Abatement contractor C: $11,400
We went with contractor B. Process took 3 days — we were out of the house. Negative air pressure containment on each area, workers in full PPE, all material double-bagged.
Air clearance certificate: $380 (industrial hygienist came back for air testing after abatement)
Skim coat and paint after:
The concrete ceiling surface after removal was textured and uneven — needed skim coating before painting.
- Skim coat + paint (main floor, 800 sq ft): $2,600
- Skim coat + paint (upstairs, 600 sq ft): $1,900
Total project:
- Testing: $280
- Abatement: $7,800
- Air clearance: $380
- Skim coat + paint: $4,500
- Grand total: $12,960
Worth it completely. The smooth ceilings transformed the character of the entire house.
