Cost overruns are the most common renovation complaint in Ontario. Most trace to five preventable causes.
Cause 1: Incomplete Scope at Contract Signing
“Kitchen renovation” without specifying cabinet brand, countertop material, appliance model, and tile = every undecided item becomes an upward negotiation.
Prevention: Fully specify all materials before signing. Use explicit provisional allowances where you can’t yet decide, with clear upgrade/downgrade mechanisms.
Cause 2: Verbal Change Orders
“While you’re in there…” accumulates. No written record = dispute at project end.
Prevention: Written change order for EVERY scope addition, regardless of size. No exceptions.
Cause 3: Hidden Conditions
Structural surprises, plumbing failures, asbestos, knob-and-tube, mold – discovered after demolition.
Prevention: Pre-renovation inspection ($500-$800). Hazardous materials assessment in pre-1985 homes. Always carry 15-20% contingency.
Cause 4: Material Lead Times
Custom cabinets: 8-12 weeks. Custom tile: 6-10 weeks. Specialty fixtures: 4-12 weeks. Projects delay when these aren’t ordered before demo.
Prevention: Order all long-lead materials BEFORE demolition. Confirm delivery dates before scheduling trades.
Cause 5: Permitting Delays
Toronto complex permits: 10-20 weeks. Starting design without accounting for this extends everything.
Prevention: Apply as early as possible. Don’t schedule contractor start until permit is in hand.
The Contingency Rule
Budget 15-20% above your contract price. Reserve it for genuine hidden conditions – not “while you’re in there” extras.
