Ontario Laneway House and Garden Suite Guide 2026
Detached ADUs (laneway houses and garden suites) are now permitted across most of Ontario following the More Homes Built Faster Act (2022). Here is everything GTA homeowners need to know.
Laneway House vs. Garden Suite
Laneway house: Must front a rear public laneway. City of Toronto Laneway Suite Bylaw (2018) governs.
Garden suite: No laneway required — rear yard location. Permitted province-wide under Bill 23 (2022).
Both are self-contained Additional Dwelling Units (ADUs).
Eligibility
Toronto laneway suite criteria: must abut a public laneway, minimum lot size, setbacks from laneway and property lines, maximum 6m height, floor area tied to lot size. Use Toronto’s Laneway Suite Feasibility Tool before investing in design.
Size Constraints
- Typical GTA laneway house: 400-900 sq ft (40-85 m2)
- OBC minimum unit size: 35 m2
- Maximum floor area: varies by zoning (typically 50-60% of main house cap)
- Parking: not required on transit-rich Toronto properties
