EIFS (face-sealed synthetic stucco) from the 1980s-2000s is one of the most common hidden damage issues in GTA homes. No drainage plane behind the cladding means any water that enters at windows, doors, or cracks gets trapped and rots the sheathing.
How to assess:
Professional moisture probe test (drilled through EIFS at high-risk locations): $800-$2,000. Standard first step before purchasing a home with EIFS – or if you own one and haven’t tested. High-risk probe locations: below windows, at band joists, outside corners, visible cracks.
What determines repair vs remediation:
- Dry probe readings + no visible damage: spot repair (re-caulk, patch) appropriate – $150-$400/location
- Wet readings or degraded sheathing: must open wall, replace substrate, new housewrap with drainage plane, new cladding
Full remediation costs (GTA 2026):
- Single wall or elevation: $15,000-$40,000
- Whole-house to fibre cement: $60,000-$130,000
Insurance note: Some Ontario insurers won’t renew EIFS homes or add surcharges. Check your policy status if you own a home with EIFS cladding.
