Ontario Building Code Egress Requirements
Every basement bedroom must have an egress window with: minimum 0.35 sq m openable area, minimum 380mm high AND 380mm wide (both dimensions simultaneously), maximum sill height 1m above finished floor, operable without tools.

Window Wells
For below-grade windows, a window well (curved metal or composite surround excavated against the foundation) creates space for a full egress window at basement level. Wells must be large enough for escape and must drain properly — gravel base connected to weeping tile.

Why It Matters
Without compliant egress: basement bedrooms cannot be legally rented, basement apartments cannot be legalized, home insurance may not cover injuries in non-compliant bedrooms, and the issue flags on home inspections. Egress windows also add natural light.

Installation Process
Excavate exterior below window opening. Cut enlarged opening in foundation wall (diamond saw). Install lintel if required by structure. Install new window and frame. Install window well with proper drainage.
