Where Asbestos Is Found
- Vermiculite attic insulation (1950-1985)
- Popcorn (stipple) ceilings pre-1990
- 9x9 inch floor tiles and adhesive
- Pipe insulation (grey/white wrap on older boiler systems)
- Drywall joint compound pre-1980
Testing Costs in Ontario
Bulk sample lab test: $25-$60/sample. Professional assessment with consultant: $300-$800. Pre-renovation survey: $400-$1,200. Test BEFORE demo - disturbing asbestos without knowing is a serious health and legal risk.
Abatement Costs
Vermiculite attic removal: $5,000-$20,000. Popcorn ceiling (one room): $500-$2,500. Floor tile abatement: $3-$8/sq ft. Pipe insulation removal: $3,000-$8,000.
Ontario Regulation 278/05 requires licensed abatement contractors for friable asbestos. No DIY on friable asbestos.
