A renovation quote can look like a professional document or a casual estimate on a napkin. Knowing what to look for — and what questions to ask — protects you from misunderstandings, scope creep, and contractor disputes.
Elements Every Quote Should Include
Scope of work: Line-by-line description of what the contractor will do. Vague scopes (“renovate bathroom”) lead to disputes. Specific scopes (“remove and dispose of existing tile, supply and install 12x24 porcelain tile with 1/8” grout joints, supply and install Kohler Memoirs toilet, supply and install new vanity with undermount sink") leave no room for interpretation.
Materials: Specified by manufacturer, model, grade where applicable. If the quote says “tile — allowance $3/sq ft” but you’re expecting $12/sq ft tile, someone will be surprised.
Labour rates: Some quotes are lump-sum (total price, labour implicit), others break out labour. Both are acceptable, but lump-sum is more common in GTA residential renovation.
Exclusions: What is the contractor NOT doing? Electrical rough-in? Painting? Permit fees? Exclusions should be explicit.
Payment schedule: Standard GTA practice: 10–15% deposit, progress payments tied to milestones (rough-in complete, tile set, substantial completion), final 10% held 30 days after completion.
Warranty: Minimum 1 year labour warranty is standard in Ontario. Materials covered by manufacturer warranty separately.
The Allowance Problem
“Allowance” in a quote means: “we’ve budgeted X for this, but actual cost depends on what you select.” Kitchen fixture allowances, tile allowances, and hardware allowances frequently expand budgets significantly. Always ask: “What does this allowance buy, and what will the upgrade cost?”
Comparing Three Quotes
When comparing quotes:
- Are the scopes identical? (Often they’re not)
- Are the materials comparable?
- What’s excluded in each?
A $40,000 quote that includes all materials is different from a $38,000 quote with a $5,000 tile allowance.
