Hardwood Floor Refinishing GTA - Cost Breakdown and When to Replace Instead

Refinished 1,100 sq ft of white oak in my Toronto home last month. Posting the cost breakdown and decision framework I used in case it helps others.

Refinish vs Replace Decision

Refinish if you have: surface scratches, dull finish, minor staining, colour fade. The wood must have enough thickness for another sanding pass - typically 3/4" solid hardwood can be sanded 3-5 times.

Replace if you have: deep structural damage, extensive cupping/warping from moisture, boards under 3/4" that have been sanded multiple times, or you want to change species/direction.

My Cost - Toronto 2026

1,100 sq ft, sand + custom stain (Rubio Monocoat) + 3 coats water-based poly:

  • Contractor quote 1: $5,900
  • Contractor quote 2: $5,200 (went with this)
  • Contractor quote 3: $4,800 (no references provided, passed)

Final cost: $5,200 all in. That works out to ~$4.75/sq ft which I found to be fair for the GTA.

Water vs Oil-Based Finish

I went water-based for the fast dry time and low VOC. Back in the space in 3 days total. Oil-based takes longer but gives a warmer amber tone some people prefer. Most contractors now default to water-based.

Key Tip

Get the contractor to do a test patch in a closet first to confirm stain colour before doing the whole floor. Saved me from a colour I would have regretted.
