Posted here about a year ago when we were starting our Hamilton heritage home renovation (Durand neighbourhood, 1898 three-storey brick). Wanted to share year 2 progress for anyone considering similar.
Year 1 recap: Full structural assessment, asbestos and lead paint testing (both found, both abated), new roof, foundation crack injection, all new windows (heritage-sympathetic wood-clad, approved by Hamilton Heritage), new electrical throughout (ESA permit), new plumbing (replaced all original cast iron drain stack and galvanized supply).
Year 2 (completed):
- Full kitchen renovation (keeping original butler’s pantry as a working pantry — it’s beautiful)
- Master bathroom addition (converted a large closet, added 2-piece ensuite with clawfoot tub)
- Restored original hardwood on all three floors (had been covered with carpet since the 1970s)
- Restored original plaster in all principal rooms (replastered damaged sections with lime plaster matching original)
- Refinished all original woodwork (pocket doors, window surround, stair rail)
- Exterior repointing (entire south and east faces)
Year 2 spend: $210,000
Total so far: $380,000 over 2 years
Remaining: Main bathroom refresh, basement development (rough-in plumbing is in), exterior painting (window frames + porch), landscaping.
Estimate to complete: $95,000-$120,000
The house we’re creating is unlike anything available to buy in this price range anywhere in the GTHA. Worth every dollar and hour.
