Is the Wall Load-Bearing?
Signs it IS load-bearing:
- Runs perpendicular to floor joists (check basement ceiling)
- Sits above a beam, post, or foundation wall below
- Runs through the same location on multiple floors
- Has a doubled top plate
Signs it probably ISN’T:
- Runs parallel to floor joists
- No support visible below it in the basement
- Second-floor partition above another room (not above exterior wall or main beam)
Rule: Always confirm with a structural engineer before removing any wall you are uncertain about. Engineer consultation: $500-$1,500. Cheap insurance.
The Beam: Where Costs Vary
LVL (Laminated Veneer Lumber): Standard for most GTA residential spans. Engineer specifies size.
Steel I-beam: Required for longer spans (12+ feet) or where LVL would be too deep.
Flush vs. dropped: Flush beam (hidden in ceiling) = flat ceiling, higher cost. Dropped beam = visible below ceiling, lower cost.
