GTA Second Bathroom Addition 2026: Adding a Full Bath to an Older Home

Adding a second full bathroom is one of the top value-adding renovations in older GTA homes. This thread covers strategy, costs, and permit requirements.

Where to Add It
Closest to existing plumbing = lowest cost. Best locations: adjacent to existing bathroom, space above/below existing bathroom, converted bedroom closet. Each metre of drain extension adds $500-$1,500 in plumbing cost.

Minimum Dimensions
Ontario Building Code minimum full bath: 3-piece (shower, toilet, vanity) in compliant layout. Practical minimum: 5x7 ft (35 sq ft). 3-piece (no tub) is most practical for secondary bathrooms and tight spaces.

Costs
Converting adjacent closet to 3-piece (near existing plumbing): $20,000-$40,000. New bathroom requiring drain extension: $30,000-$55,000. Full ensuite addition to primary bedroom: $35,000-$70,000.

All require plumbing permit, building permit, and ESA electrical permit in Ontario.
