Shingle options:
3-tab asphalt: The budget choice. 20–25 year lifespan. Flat profile, limited wind resistance. Appropriate for rental properties or tight budgets.
Architectural (laminated) asphalt: The GTA standard. 30–50 year lifespan, better aesthetics, improved wind resistance (Class H or better for Ontario). Brands: Owens Corning Duration, IKO Cambridge, BP Mystique. Cost: $10–$18/sq ft installed.
Premium impact-resistant: Class 4 impact rating. Insurance discount potential. Worthwhile in neighbourhoods with hail exposure.
Metal (standing seam steel or aluminum): The premium choice. 50+ year lifespan. Significantly higher upfront cost ($18–$28/sq ft installed) but long-term ROI for forever-homes.
What a proper installation includes:
- Ice and water shield at eaves (minimum 600mm, more in zones with ice dam history) — required by Ontario Building Code
- Synthetic underlayment over full deck
- Proper attic ventilation verified (both intake and exhaust)
- New eavestrough if existing is failing
- Drip edge properly installed
Red flag: The one-day reroofing crew. Legitimate architectural shingle installations on a typical GTA home take 1.5–2 days. A crew that promises any-size job in one day is almost certainly taking shortcuts.
