Roofing is one of the biggest single-trade spends for Ontario homeowners. Here’s the real comparison.
Asphalt Shingles
Cost: $6,000–$14,000 (typical GTA detached)
Lifespan: 20–30 years (architectural/laminated)
Standard 3-tab shingles are obsolete. Architectural (laminated) is the current baseline.
Class 4 Impact-Resistant (IR) shingles: Increasingly popular — some insurers offer premium discounts. Worth the modest upcharge.
Top Ontario brands: IKO (Canadian), Owens Corning, CertainTeed
Critical factor: Ventilation matters as much as the shingle. An under-ventilated attic destroys a good shingle from below. Soffit-to-ridge ventilation is the correct approach.
Metal Roofing
Standing seam (concealed fasteners): $18,000–$40,000 | Lifespan: 40–70 years
Exposed fastener metal panel: $10,000–$22,000 | Re-fasten every 15–20 years
Metal’s advantage in GTA: Snow slides off (no ice dams), excellent longevity. Higher upfront cost but lower lifetime cost.
