Material lead times are one of the most underestimated sources of project delays in GTA renovations. Here’s what you need to know in 2026.
The fundamental issue:
Many premium materials have 6–16 week lead times from order to delivery. If you finalize your tile selection two weeks into construction, you’ll wait an extra 4–14 weeks for installation. Multiply this across 3–4 material categories with long lead times and a 4-month project becomes 7 months.
Long lead time materials (order EARLY):
Custom cabinetry: 8–16 weeks from order to delivery. This is the most common timeline driver in kitchen renovations.
Specialty tile (imported): 6–12 weeks for European tile that isn’t in local distributor stock.
Windows and doors (non-stock): 6–12 weeks for anything custom-sized or non-standard.
Stone countertops (slabs): 2–6 weeks for fabrication after slab selection. But slab selection requires cabinetry drawings first.
Specialty plumbing fixtures: European brands (Duravit, Hansgrohe premium) can be 8–14 weeks.
The ordering sequence:
Cabinetry order → Stone selection and fabrication order → Tile order → Fixture order → Start construction
All materials should be ordered before demolition begins. The right contractor manages this sequence — it’s part of their job.
What to ask your contractor:
“What are the lead times for our specified materials? When will you place each order? What’s the critical path item?”
If they can’t answer, that’s a risk signal.
