What we wanted:

Scope:
- Full gut: demo everything to studs
- New tub/shower combo (Mirolin, standard acrylic — not tile shower, intentional choice for durability)
- New 36" vanity with undermount sink, quartz top
- New toilet (Kohler Cimarron, elongated)
- New exhaust fan with integrated light (Panasonic WhisperCeiling)
- New pot light + vanity sconce
- Ceramic tile floor (12x24, light grey)
- Painted drywall walls (not tiled except tub surround)
