Our bathroom renovation in our 1968 Toronto home took an unexpected turn when we found asbestos. Sharing the experience so others know what to expect if it happens to them.
The Discovery
Contractor removed the floor tiles in the bathroom - 9x9 inch white vinyl tiles with black adhesive (classic pattern from the era). He immediately recognized it as a potential asbestos tile situation. Stopped work, did not disturb further.
Sampling and Testing
Hired an environmental consultant ($220) who collected samples from 3 locations: the tile material itself, the black mastic adhesive, and a small section of drywall joint compound that was also present in the wall.
Results (5 business days):
- Floor tile: 2.1% chrysotile asbestos (confirmed positive)
- Black mastic: 3.4% chrysotile (confirmed positive)
- Drywall compound: non-detect
The Abatement
Type 2 abatement required (friability depends on condition - the mastic was somewhat soft). A Ministry of Labour registered abatement contractor performed the removal:
- Set up poly containment around work area
- Wet methods to suppress fibres during tile removal
- HEPA vacuum and decontamination
- Disposal at approved waste facility
Cost: $2,800 for 65 sq ft of tile removal.
Timeline Impact
Added 2 weeks to the project (notification requirements under Ontario Regulation 278/05 have a 1-week advance notice requirement for Type 2 work). Our renovation contractor was able to do other prep work during this period.
Total Project Impact
$2,800 abatement + 2 week delay. Not catastrophic but a clear reminder to test before demo in any pre-1980 Ontario home. The testing cost ($220) was the smartest money spent on the project.
