I’ve seen it a hundred times: a homeowner watches a few YouTube videos, gets inspired, and jumps straight into demolition before a single measurement or budget line is written down.

The mistake: Starting before you have a complete, detailed plan with contingencies.

The fix is simpler than you think:

  1. Measure everything three times. Not twice — three times. Order materials only after you’ve verified every dimension against your actual space.

  2. Add 20% to your budget before you look at materials. Renovations always uncover surprises: old wiring, hidden water damage, framing that’s not up to code. A buffer isn’t pessimism — it’s professionalism.
