Multi-trade reno failures almost always come down to sequencing errors. Here’s the correct order:
The universal multi-trade sequence:
- Demo and structural work
- Rough-in MEP (mechanical, electrical, plumbing – everything inside walls/floors)
- Framing and MEP rough-in inspections
- Insulation and vapour barrier (seal all penetrations)
- Drywall (hang, tape, coat, sand)
- Primer coat
- Cabinetry and millwork
- Finish flooring
- Painting (final coats)
- Trim and doors
- Tile (backsplash after cabinets, floor tile with radiant heat before)
- Plumbing trim-out (toilets, faucets, fixtures)
- Electrical trim-out (switches, outlets, light fixtures)
- Appliances
- Final clean
Key rules:
- Flooring ALWAYS goes in after painting to avoid overspray
- Countertops templated after cabinets are fully set and level
- Tile backsplash after upper cabinets, before countertop installation in most layouts
- Radiant floor heat installed and tested before tile
GTA timeline benchmarks (construction only, not including permit):
- Full kitchen renovation: 6-12 weeks
- Bathroom gut renovation: 3-6 weeks
- Basement finishing: 8-16 weeks
- Basement underpinning + finish: 16-28 weeks
