Ontario Renovation Trade Sequencing Guide 2026: The Right Order to Avoid Expensive Rework

Multi-trade reno failures almost always come down to sequencing errors. Here’s the correct order:

The universal multi-trade sequence:

  1. Demo and structural work
  2. Rough-in MEP (mechanical, electrical, plumbing – everything inside walls/floors)
  3. Framing and MEP rough-in inspections
  4. Insulation and vapour barrier (seal all penetrations)
  5. Drywall (hang, tape, coat, sand)
  6. Primer coat
  7. Cabinetry and millwork
  8. Finish flooring
  9. Painting (final coats)
  10. Trim and doors
  11. Tile (backsplash after cabinets, floor tile with radiant heat before)
  12. Plumbing trim-out (toilets, faucets, fixtures)
  13. Electrical trim-out (switches, outlets, light fixtures)
  14. Appliances
  15. Final clean

Key rules:

  • Flooring ALWAYS goes in after painting to avoid overspray
  • Countertops templated after cabinets are fully set and level
  • Tile backsplash after upper cabinets, before countertop installation in most layouts
  • Radiant floor heat installed and tested before tile

GTA timeline benchmarks (construction only, not including permit):

  • Full kitchen renovation: 6-12 weeks
  • Bathroom gut renovation: 3-6 weeks
  • Basement finishing: 8-16 weeks
  • Basement underpinning + finish: 16-28 weeks
