Hazardous Materials in Ontario Renovation: What Pre-1985 Homes May Contain
Any Ontario home built before 1985 may contain materials requiring professional testing and abatement before renovation. This is not optional.
Asbestos
Where it commonly hides in GTA homes:
- Drywall joint compound (pre-1978)
- 12-inch vinyl floor tiles and their backing (1960s-1970s – very common)
- Pipe insulation on heating pipes (grey fibrous wrap)
- Popcorn/cottage cheese ceiling texture (pre-1978)
- Roof felt
- Asbestos cement exterior siding (Transite board)
- HVAC duct insulation
Testing: $200-$600 professional inspection and sample analysis
Abatement: $2,000-$20,000+ depending on scope and material type
Lead Paint
Used until 1978 in Canada. Highest in pre-1960 homes.
Intact lead paint = not immediately hazardous. Dangerous when disturbed (sanding, scraping, demolition). Highest risk to children.
Testing: Lead swab kits ($30-$60 DIY) or professional XRF ($300-$800)
Abatement: Encapsulation often preferred over removal. Professional removal: $1,500-$8,000.
Vermiculite Attic Insulation
Pre-1990 vermiculite (light grey-brown pebbles) may contain asbestos (especially Libby, Montana source). Never disturb or move without professional testing.
Removal: $5,000-$15,000
The Right Approach
Before any demolition in a pre-1985 Ontario home: commission a pre-renovation hazardous materials assessment from a qualified industrial hygienist.
Cost: $600-$1,500. Not optional.
