Deep energy retrofits are gaining traction in Ontario as federal incentives make the economics increasingly compelling. Here’s the 2026 landscape.

EnerGuide rating baseline:
Most existing Ontario homes: EnerGuide 40-60. Deep retrofit target: 75-85+ for maximum Greener Homes funding. Pre- and post-retrofit evaluations required: $400-$800 each with certified energy advisor.

PassiveHouse standard in Ontario:

  • Annual heating demand: below 15 kWh/sq m/year
  • Airtightness: below 0.6 ACH50
  • Mechanical HRV/ERV required
  • Thermal bridge-free construction

GTA retrofit to PH standard (typical semi-detached): $150,000-$300,000. Requires exterior insulation (R-30+ walls), R-60+ attic, triple-pane windows, comprehensive air sealing.

Net-zero vs PassiveHouse:
NZE = produce as much energy as consumed annually (typically through solar). Does not require PH envelope performance. Most economical path: deep energy retrofit to reduce consumption, then smaller solar system for net-zero.

Canada Greener Homes incentives (2026):

  • Grant: up to $5,600 for individual upgrades
  • Loan: up to $40,000 at 0% interest over 10 years for deep retrofits
  • Both require pre/post EnerGuide evaluation
  • Verify program status – federal programs change with budget cycles
