Ontario Home Insulation Upgrade Guide 2026: ROI, Code, and Rebates

Insulation upgrades are among the highest-ROI investments available to Ontario homeowners. Here’s why — and how to prioritize them.

Why 2026 is the right time:

Rising energy costs make insulation ROI better than ever. Federal and provincial rebate programs (Canada Greener Homes, Enbridge Home Efficiency Rebate+) offset upfront costs significantly.

The priority order:

1. Attic insulation (highest ROI)
Most existing GTA homes have R-20 to R-40 in the attic. Ontario Building Code targets R-60 for new construction. A top-up to R-50 or R-60:

  • Cost: $2,000–$6,000 for a typical home
  • Energy savings: $300–$800/year depending on current R-value and heating costs
  • Payback: 4–10 years
  • Rebate: up to $3,500 under Canada Greener Homes with EnerGuide assessment

2. Basement rim joist (quick win)
The rim joist (where foundation meets floor framing) is often completely uninsulated. Spray foam here:

  • Cost: $800–$2,500
  • Significant air sealing AND insulation value
  • Often done as part of basement renovation

3. Exterior walls
The hardest and most expensive to upgrade. Best addressed during exterior renovation (new cladding = opportunity for exterior rigid foam). Or during interior renovation (open walls = opportunity for spray foam).

Required for rebates: An EnerGuide home assessment (pre and post) is required for most federal rebate programs. Budget $400–$600 for this.
