Ontario Home Inspection 2026: What's Covered, What's Not and When to Get Specialty Inspections

Ontario home inspectors have been regulated since April 2023 under the Home Inspection Act. Understanding what you’re actually getting helps you identify gaps.

What a standard inspection covers (visual assessment only):

  • Roof covering, attic (if accessible)
  • Foundation and basement
  • Electrical panel and visible wiring
  • Plumbing fixtures and visible lines
  • HVAC equipment (operated and observed)
  • Windows, doors, cladding, grading

What it does NOT cover:

  • Anything behind drywall or under floors
  • Environmental hazards (asbestos, lead, radon, mould – unless visually obvious)
  • Wood-burning fireplaces (requires separate WETT inspection)
  • Swimming pool equipment
  • Septic systems or underground oil tanks
  • Engineering assessment of structure

Note: if reviewing a seller’s pre-listing inspection, commission your own inspection regardless – the inspector’s obligation is to the party who engaged them.
