Ontario home inspectors have been regulated since April 2023 under the Home Inspection Act. Understanding what you’re actually getting helps you identify gaps.
What a standard inspection covers (visual assessment only):
- Roof covering, attic (if accessible)
- Foundation and basement
- Electrical panel and visible wiring
- Plumbing fixtures and visible lines
- HVAC equipment (operated and observed)
- Windows, doors, cladding, grading
What it does NOT cover:
- Anything behind drywall or under floors
- Environmental hazards (asbestos, lead, radon, mould – unless visually obvious)
- Wood-burning fireplaces (requires separate WETT inspection)
- Swimming pool equipment
- Septic systems or underground oil tanks
- Engineering assessment of structure

Note: if reviewing a seller’s pre-listing inspection, commission your own inspection regardless – the inspector’s obligation is to the party who engaged them.
