Accessibility renovations are the fastest-growing renovation segment in Ontario as the population ages. This guide covers common modifications, OBC requirements, and federal/provincial grant and tax credit programs available in 2026.

Common Modifications and Costs

Grab bars: $150-$400 per bar installed (blocking for future grab bars: $50-$100 during new construction). Must support 1.3 kN point load per OBC — install to stud or blocking only.

Walk-in or roll-in shower: Barrier-free requires 900x900mm minimum clear floor space, 1,500mm turning radius nearby. No raised threshold. Sloped floor to drain.

Stair lift: $3,000-$6,000 for straight stair. $8,000-$15,000 for curved. Assess stair structure before installation.

Widened doorways: 860mm (34") clear opening required for wheelchair access. Standard interior doors are 810mm — may require structural header modification. Cost: $500-$2,000 per doorway.

Federal and Provincial Grants (2026)

CMHC Multigenerational Home Renovation Tax Credit: 15% refundable credit on up to $50,000 for creating a secondary suite for a senior or adult with disability.
