Ontario Foundation Repair Guide 2026 - Cracks, Waterproofing and Underpinning Costs

Foundation issues are among the most serious problems Ontario homeowners face. This guide covers crack types, waterproofing options, underpinning costs, and permit requirements for GTA properties.

Types of Foundation Cracks

Hairline shrinkage cracks: Normal in poured concrete, width under 1mm. Monitor with crack gauge — no immediate action needed if stable.

Vertical cracks over 6mm: May indicate differential settlement or hydrostatic pressure. Require waterproofing injection and monitoring by structural engineer.

Horizontal cracks in block/brick foundations: Serious — indicate lateral soil pressure. Require structural assessment and often carbon fibre strapping or steel I-beam reinforcement.

Stair-step cracks in block: Common in Ontario clay soils due to freeze-thaw cycling. Severity depends on displacement.

Waterproofing Options (GTA 2026)

  • Interior weeping tile and sump pump: $8,000-$20,000. Manages water after entry, does not stop infiltration at source.
  • Exterior waterproofing (excavation + membrane + drainage board): $15,000-$40,000. Stops water at foundation exterior — gold standard for severe infiltration.
  • Polyurethane crack injection: $400-$800 per crack for hairline to moderate vertical cracks. Fast and effective for active leaks in stable cracks.

Underpinning Costs (GTA 2026)

Mass concrete bench footing: $150-$200/linear ft.
Pit underpinning (traditional): $250-$400/linear ft.
Full basement lowering (50 LF typical Toronto semi): $15,000-$25,000 bench, $30,000-$55,000 pit method.

All underpinning requires building permit and structural engineer drawings.

Solid foundation guide. Wanted to add a couple of GTA-specific notes from the waterproofing side that homeowners should weigh before they call in a repair.

First, on cracks. The 2 to 4 hour interior crack injection at $650 to $1,500 per crack is genuinely the right call for the majority of poured-concrete leaks we see in Toronto. Exterior dig-down at $15,000 to $25,000+ only makes sense when there is structural movement, multiple failed interior repairs, or weeping tile that is past its life. Get an opinion that includes both options before you commit.

Second, time-sensitive item for anyone planning work this spring. The City of Toronto Basement Flooding Protection Subsidy is reportedly going from $3,400 to $6,650 effective May 1, 2026. If your basement is not actively flooding right now, it is worth waiting two weeks to schedule the install so you can claim the higher rebate. Confirm the May 1 date with the City directly before booking.

April 2026 has already brought flood warnings across the GTA with the saturated ground we are sitting on. If you have hairline cracks you have been monitoring, this is the season they tend to declare themselves. Worth a fresh look before the next heavy rain.
