Where Asbestos Is Found
Popcorn ceilings (vermiculite texture spray). 9-inch and 12-inch vinyl floor tiles and adhesive backing. Pipe insulation on older furnaces and boilers. Attic vermiculite (Zonolite — assume asbestos-containing without testing). Drywall joint compound (pre-1980). Exterior transite panels. Roofing shingles and felt.
Risk Assessment
Asbestos undisturbed and in good condition poses no immediate health risk. Danger arises when ACMs are drilled, cut, sanded, or demolished — releasing fibres. Friable (crumbly) asbestos is highest priority for assessment.
Testing
Only lab analysis of a physical sample confirms asbestos. Professional sampling: $300-$600 for 3-5 samples. Do not disturb suspected materials before testing. Vermiculite attic insulation: treat as asbestos-containing without testing.
Ontario Abatement Requirements
Ontario Regulation 278/05 governs asbestos work. Renovation disturbing known or suspected ACMs requires licensed abatement contractor. Type 2 and Type 3 work requires Ministry of Labour notification.
