Welcome to the directory, @jcpaintremodel - always good to see Texas remodelers post here. San Antonio has a very different operating environment than our GTA work, and I’m curious how your crews are handling a couple of things this spring.

First, the exterior paint prep question: Texas heat cycles are brutal on exterior paint, especially on south and west elevations. What’s your current spec on primer and topcoat for a stucco-over-frame house in the Hill Country area, and how often do you come back to repaint? In Toronto we get roughly 6-10 years out of a high-grade acrylic exterior system on wood siding before noticeable fade, but the UV load in south Texas is a different animal.

Second, on the remodel side: are you seeing the same “love-it-not-list-it” mortgage rate lock-in effect pushing homeowners toward kitchen and bath remodels instead of moving? It’s the dominant pattern in the GTA right now, and the colour-trend rotation (away from cold grey-and-white toward warm minimalism with deep greens and natural wood) is changing how quickly 2019-2022 kitchens are reading as dated.
