Completed a high-end kitchen renovation in our 2003 Oakville detached last spring. Sharing the full budget breakdown because I couldn’t find realistic high-end Toronto-area kitchen cost documentation when I was researching.
The house: Large open-concept kitchen/dining/family room, approximately 450 sq ft of kitchen space. Original builder kitchen: maple cabinets, laminate counters, soffit above upper cabinets, standard appliance suite.
What we built:
- Full custom cabinetry from a Burlington millwork shop (inset doors, painted in a warm cream, interior lit)
- Waterfall quartz island (Calacatta Ultra, 3cm)
- Perimeter countertop: Same quartz as island
- Full-height tile backsplash (Porcelain slab, 5x2 foot sections, book-matched)
- 48" dual-fuel range (Wolf), integrated column fridge (Sub-Zero 36"), panel-ready dishwasher (Miele)
- Custom hood in matching painted millwork
- 12 x new pot lights + under-cabinet lighting + island pendants
- Heated tile floor (320 sq ft)
Cost breakdown:
- Custom cabinetry + installation: $68,000
- Countertops (quartz): $14,200
- Backsplash tile + installation: $8,400
- Appliances: $38,500
- Electrical (circuits + fixtures): $7,200
- Heated floor (mat + tile + installation): $6,800
- Demo + disposal: $2,400
- Plumbing (new sink, pot filler): $3,200
Total: $148,700 + HST
Is this the right spend for an Oakville home? Our realtor estimates the house went from $1.85M to north of $2.1M at current market conditions. Make of that what you will.
