GTA attic insulation in 2026: the $1,250 no-audit rebate, why air sealing comes first, and what a complete quote should include

Most GTA homeowners think about attic insulation exactly once: after the first brutal hydro bill. They call a contractor, get a number, get it done. Most quotes cover only the insulation itself, not the two things that determine whether it actually works.

Why summer is the right window

Attic insulation work is easiest between May and September. The attic is dry, the framing is accessible without ice damming complications, and contractors are four to six weeks out right now. Wait until October and you’re looking at twelve-plus weeks, competing with every other homeowner who also forgot to plan ahead.

What older GTA homes actually have up there

Ontario Building Code for new construction requires R-60 in attic assemblies. Most homes built before 1980 have somewhere between R-12 and R-20, often settled, sometimes blown kraft-faced batt with gaps around electrical boxes and plumbing penetrations. Homes from the 1990s often hit R-28 to R-40, still well below current standard. An infrared camera during a home inspection will catch the cold spots, but an insulation contractor visit tells you the same thing at a fraction of the cost.

The $1,250 rebate most contractors don’t mention

The Home Renovation Savings Program, jointly administered by Enbridge Gas and Save on Energy, pays up to $1,250 for attic-only insulation upgrades. Unlike the Canada Greener Homes Grant (which closed December 31, 2025), this one requires no pre-retrofit EnerGuide energy assessment. No booking an energy advisor, no waiting for a pre-assessment appointment, no two-step evaluation cycle. Upgrade your attic, keep receipts, apply.

Eligible homes: single-detached, semi-detached, townhome, or mobile home on permanent foundation with either an active Enbridge Gas account or electrical heating on the Ontario grid.

There’s also the Canada Greener Homes Loan, which offers up to $40,000 at 0% interest for qualifying energy efficiency work. Attic insulation qualifies, and the loan and rebate can be claimed together for the same job.

Air sealing: the step most quotes leave out

In older GTA homes, this is where insulation jobs fail. Before new insulation goes in, every air penetration through the top plate needs to be sealed: electrical boxes, plumbing vents, exhaust fans, pot light housings, and the framing gaps where walls meet ceiling joists. In houses from the 1950s through the 1970s, there are often a dozen of these gaps and they’re not obvious from above.

Air sealing adds $800 to $1,500 to a job depending on house size and penetration count. Contractors who skip it (or bury it in a line item you have to specifically ask about) leave you with insulation that performs at a fraction of its rated R-value. Insulation stops conductive heat transfer. Air sealing stops convective loss. Both matter, and a quote that includes only one of them is incomplete.

If air sealing isn’t listed separately on the quote, ask about it before you sign anything.

Spray foam vs. blown-in: the GTA tradeoff

Blown-in cellulose or fibreglass is the standard for open attic floors. It installs quickly, fills around obstructions well, and holds up over decades better than the older batts it usually replaces. A blown-in installation at R-60 runs approximately $2.50 to $3.50 per square foot of attic floor in the GTA in 2026.

Spray foam (two-part closed-cell) is for insulating the underside of the roof deck: cathedral ceilings, finished attic spaces, or when you’re conditioning the attic itself rather than treating it as an unconditioned buffer zone. Closed-cell foam at R-6 per inch means four inches to hit R-24. Getting to R-60 equivalent under a sloped roof deck isn’t how residential attic insulation works.

For a standard GTA bungalow or two-storey with an open attic: blown-in on the floor, spray foam at penetrations for air sealing, vapour barrier reviewed for continuity. That’s the baseline scope for most jobs.

What a complete quote should include

When you get quotes, these should appear as explicit line items:

  • Current R-value measured (not estimated by eye)
  • Target R-value after the work
  • Air sealing scope: number of penetrations and materials
  • Vapour barrier inspection, with repairs included or excluded
  • Removal of existing insulation if applicable, priced separately
  • Who handles the rebate paperwork
  • Disposal of removed material

A quote that just says “blown-in insulation to R-60, $X” is missing most of that. Ask for the full scope in writing before signing.

The air sealing point cannot be stressed enough. I know people who got the insulation blown in without any air sealing and saw maybe 15% improvement in heating bills. Compare that to doing the air sealing first and then insulating — typically 30-45% improvement.

The leaky spots in most GTA homes from the 70s-90s construction era are always the same: top plates of interior walls (invisible from above because of the existing insulation), electrical boxes, and plumbing penetrations. These are the ones that get skipped when contractors are rushing.
