Good thread - here’s what’s actually happening on the Toronto side in 2026 from the contractor chair.

The “permit delay” is really three things stacked:

1. Zoning. Committee of Adjustment has a 3-6 month queue in most GTA municipalities right now. If your reno needs any variance (setback, height, coverage), you’re waiting on that before a building permit even opens.

2. Documentation. Online-only submission systems have zero tolerance for incomplete drawings. What used to get a phone call and a revision is now an automatic rejection and a fresh queue spot.

3. Trade inspections. Plumbing, electrical, and occupancy inspectors are booked 2-4 weeks out in peak season; a failed inspection means re-booking, not a same-week re-attend.

Tactical move homeowners can actually control: before signing with a contractor, ask them (or your designer) to pull a zoning certificate for your address. Costs about $100-150, tells you in 5 days whether you’ll need variances. That single step saves more timeline than any amount of “picking a faster builder.”
