A2L systems are like today’s heat pumps that meet code. So far, they don’t change your home’s appraisal or insurance much, as long as they’re put in safely and follow all the rules.

Right now there’s little to no resale impact A2L systems are fully code-compliant and becoming common but some appraisers or insurers may note it. No major price penalties or insurance restrictions exist yet, though familiarity and local regulations could affect perception over time.

Right now, most appraisers and insurers don’t factor A2L vs R-410A into resale, though awareness may grow as R-410A is phased out.

The resale impact of a home with A2L (mildly flammable) refrigerant HVAC systems versus legacy R-410A systems is still developing, and appraisers and insurers are only beginning to consider it. While A2L systems offer environmental benefits and potentially lower operating costs, they currently come with a higher initial purchase price and require specific safety precautions due to their flammability.
