Ontario’s pool renovation market has expanded significantly as the 1990s–2000s pool installation boom enters its third decade. Pools installed 20–30 years ago are now due for major work — replastering, equipment upgrades, structural assessment, and modernization.

## When Does a Pool Need Renovation?

**Finish deterioration:** Pool plaster or fiberglass gel coat has a 10–20 year lifespan. Signs of deterioration: rough texture, staining, etching, delamination. Replastering cost (average pool): $8,000–$15,000 for standard plaster; $18,000–$35,000 for pebble finish.

**Equipment replacement:** Pool pumps, filters, and heaters have 10–15 year lifespans. Modern variable-speed pumps reduce energy costs by 60–80% versus single-speed pumps. Equipment upgrade package: $3,000–$8,000.

**Deck deterioration:** Concrete pool decks crack and spall from Ontario freeze-thaw cycling. Interlock or flagstone pool deck replacement: $25–$45/sq ft installed — and provides a dramatically better aesthetic than the original concrete.

**Safety updates:** Pool barrier (fence) requirements in Ontario may have changed since original installation. The Ontario Building Code requires a fence with self-closing, self-latching gates completely enclosing the pool area. Old fences that no longer meet current standards require replacement.

## Permit Requirements for Pool Renovation

Major pool renovations (structural changes, deck replacement, new equipment location) typically require building permits. Check with your municipality before beginning work.

## Inground vs Above-Ground Renovation
