## Hazardous Materials in Ontario Renovation: What Pre-1985 Homes May Contain

Any Ontario home built before 1985 may contain materials requiring professional testing and abatement before renovation. This is not optional.

### Asbestos

**Where it commonly hides in GTA homes:**

- Drywall joint compound (pre-1978)
- 12-inch vinyl floor tiles and their backing (1960s-1970s – very common)
- Pipe insulation on heating pipes (grey fibrous wrap)
- Popcorn/cottage cheese ceiling texture (pre-1978)
- Roof felt
- Asbestos cement exterior siding (Transite board)
- HVAC duct insulation

**Testing:** $200-$600 professional inspection and sample analysis
**Abatement:** $2,000-$20,000+ depending on scope and material type

### Lead Paint

Used until 1978 in Canada. Highest in pre-1960 homes.

Intact lead paint = not immediately hazardous. Dangerous when disturbed (sanding, scraping, demolition). Highest risk to children.

**Testing:** Lead swab kits ($30-$60 DIY) or professional XRF ($300-$800)
**Abatement:** Encapsulation often preferred over removal. Professional removal: $1,500-$8,000.

### Vermiculite Attic Insulation

Pre-1990 vermiculite (light grey-brown pebbles) may contain asbestos (especially Libby, Montana source). **Never disturb or move without professional testing.**
Removal: $5,000-$15,000

### The Right Approach

Before any demolition in a pre-1985 Ontario home: commission a pre-renovation hazardous materials assessment from a qualified industrial hygienist.
**Cost: $600-$1,500. Not optional.**
