Passive House (Passivhaus/PHIUS) is the most rigorous voluntary energy performance standard in the world. Ontario’s climate makes it one of the most impactful applications globally — extreme cold winters mean heating demand reduction is enormous. This guide covers PHIUS requirements, Ontario-specific considerations, and 2026 cost premiums.

**PHIUS+ 2021 Requirements for Toronto Climate Zone**

- Maximum heating demand: 4.75 kBtu/sq ft/year
- Maximum cooling demand: 4.75 kBtu/sq ft/year
- Air tightness: maximum 0.08 CFM75/sq ft of building enclosure (~0.6 ACH50)

For comparison: Ontario Building Code new construction requires approximately 2.5 ACH50 — Passive House is 4x tighter.

**Construction Elements for Ontario Passive House**

- Walls: R-40 to R-60 effective (vs OBC minimum R-22)
- Windows: Triple-pane, ER 40+, thermally broken frames
- Foundation: R-20+ continuous below slab and on exterior of foundation walls
- Thermal bridges: eliminated at all structural envelope connections

**HVAC in Passive House**

Heating loads are so low (often 15-20% of a code-minimum home) that conventional forced-air systems are heavily oversized. Most Ontario Passive House projects use: 1-2 tonne air-source heat pump + fresh air distribution through HRV system. No separate ductwork — heat is distributed through the HRV fresh air supply.

**Cost Premium (GTA 2026)**

New construction: 10-20% premium over OBC minimum. Deep retrofit: 20-35% premium. Average GTA custom home: $350-$450/sq ft standard vs $420-$540/sq ft Passive House.

Operating cost savings: 80-90% reduction in heating/cooling energy. Gas savings: $1,500-$3,000/year. Payback: 15-25 years, improving as energy costs rise.
