Kitchen renovation is the single most scrutinized item by Ontario homebuyers. Here is a realistic 2026 cost breakdown. **Cosmetic Update: $5,000-$15,000** Cabinet refacing or new doors/hardware, new countertops, updated lighting. No layout changes. Best dollar-for-dollar ROI in Ontario. **Mid-Range Full Kitchen: $20,000-$50,000** New stock or semi-custom cabinetry, quartz countertops, tile backsplash, appliance package, LED lighting, new flooring. Layout preserved. **High-End Custom: $60,000-$150,000+** Custom cabinetry, stone countertops, pro-grade appliances, structural changes (opening walls), custom lighting, hardwood or custom tile floors. **Key Cost Drivers** Cabinets: 30-40% of total kitchen budget. Countertops: laminate $30-$60/LF, quartz $80-$150/LF, granite $70-$130/LF. Appliance package: $3,000-$20,000+. Permits needed for plumbing or gas line moves. **Where Budgets Explode** Change orders mid-project. Hidden water damage. Electrical panel upgrades. Plumbing changes uncovering lead pipe or asbestos insulation. **ROI Reality** Cosmetic updates return 75-90% at resale. Full gut renos rarely recoup full cost.
