Flooring is one of the highest-impact changes in any Ontario renovation. Here is a full cost and performance comparison for 2026.

**Solid Hardwood**
Supply: $8-$18/sq ft. Install (sand-and-finish): $4-$8/sq ft. Can be refinished multiple times over decades. Not for below-grade or bathrooms. Responds to humidity — needs climate control. White oak and maple dominate Ontario choices.

**Engineered Hardwood**
Supply: $5-$14/sq ft. Install: $3-$6/sq ft. More dimensionally stable than solid. Suitable above slab with radiant heat. Typically refinished 1-2 times. Better than solid for Ontario’s humidity swings.

**Luxury Vinyl Plank (LVP)**
Supply: $3-$8/sq ft. Install: $2-$4/sq ft. 100% waterproof. Suitable for bathrooms, kitchens, basements. Floats over existing subfloor. Look for 12mil+ wear layer and attached underlayment. Quality varies significantly.

**Porcelain/Ceramic Tile**
Supply: $4-$15/sq ft. Install: $8-$20/sq ft. Most durable and water-resistant. Cold underfoot without radiant heat. Grout maintenance required. Large format (24x24+) is popular in Ontario kitchens and bathrooms.

**Carpet**
Supply: $2-$7/sq ft. Install: $1-$3/sq ft. Warm and quiet. Best for bedrooms and basements. Avoid in moisture-prone areas. Lifespan 8-15 years.
