Egress windows are a safety requirement and legal necessity for any basement bedroom in Ontario. Here is everything homeowners need to know in 2026.

**Ontario Building Code Egress Requirements**  
Every basement bedroom must have an egress window with: minimum 0.35 sq m openable area, minimum 380mm high AND 380mm wide (both dimensions simultaneously), maximum sill height 1m above finished floor, operable without tools.

**Window Wells**  
For below-grade windows, a window well (curved metal or composite surround excavated against the foundation) creates space for a full egress window at basement level. Wells must be large enough for escape and must drain properly — gravel base connected to weeping tile.

**Why It Matters**  
Without compliant egress: basement bedrooms cannot be legally rented, basement apartments cannot be legalized, home insurance may not cover injuries in non-compliant bedrooms, and the issue flags on home inspections. Egress windows also add natural light.

**Installation Process**  
Excavate exterior below window opening. Cut enlarged opening in foundation wall (diamond saw). Install lintel if required by structure. Install new window and frame. Install window well with proper drainage.

**Costs Ontario 2026**  
Single egress window with excavation and window well: $2,500-$5,000. Poured concrete foundation more expensive to cut than block. Budget for interior drywall repair.
