Bathroom renovations deliver strong ROI in GTA real estate. This thread covers 2026 costs by bathroom type - powder room, full bath, ensuite - with permit requirements across Toronto, Mississauga, and Brampton.

**Cost by Bathroom Type**

- Powder room refresh (vanity, toilet, paint, lighting): $4,000-$9,000
- Full bath renovation (tub/shower, toilet, vanity, tile): $15,000-$30,000
- Primary ensuite with custom tile and heated floors: $30,000-$70,000
Labour is 40-50% of total cost in the GTA due to high trades demand.

**What’s Driving Costs in 2026**
Large-format porcelain tile (24x48 and larger) requires skilled installation. Frameless glass shower enclosures are now standard in mid-range renos. Niche shelving and in-floor heating require electrical rough-in. These elements add $3,000-$8,000 versus a basic tile job.

**Permit Requirements**
Moving or adding drain/supply lines requires a plumbing permit in all GTA municipalities. Adding a new ensuite requires building + plumbing permits. Toronto permit fees and inspection timeline: budget $1,500-$3,000 and 6-10 weeks.

**GTA Bathroom Contractor Tips**
Verify WSIB, insurance, and check HomeStars reviews. Ask for a fixed-price contract, not time-and-materials, for defined scope. LF Builders specializes in bathroom renovations: [https://lfbuilders.ca](https://lfbuilders.ca)
