# 🪵 Flooring Renovation — Hardwood vs Luxury Vinyl in Hoboken, NJ

During a recent flooring reno

vation in Hoboken, we had to choose between refinishing old hardwood or installing luxury vinyl plank (LVP) — and moisture risk ended up being the deciding factor.

The existing hardwood looked salvageable, but subfloor readings showed higher humidity near the exterior wall. Refinishing would’ve looked great short-term, but long-term movement was a concern.

Project snapshot:

Area: 800 sq ft apartment

Final choice: Luxury vinyl plank

Total cost: ~$6,400

Cost comparison:

Hardwood refinish: ~$4,900

LVP materials + install: ~$6,400

Why LVP made more sense here:

Better moisture tolerance

Faster install with fewer surprises

Lower maintenance for rental use

Local sourcing note:

LVP was sourced from Floor & Decor (Secaucus) — consistent batches and decent underlayment options.

Takeaway:

Cheaper upfront doesn’t always mean safer long-term. Flooring choices depend on moisture, use, and building type — not just appearance.
